What Is Sealcoating? Why Summer Is the Only Real Window

Sealcoating is the lowest-cost way to extend commercial pavement life — but only if it is applied in the right window with the right product. Here is what summer sealcoating actually does.

Sealcoating is a thin protective coating applied over structurally sound pavement to replace lost binder oils, block UV, and resist fuel and oil. The Hudson Valley has roughly 12 usable sealcoating weeks per year; missing them is the single most common reason commercial lots age faster than they should.

What sealcoating actually is

A water-based or asphalt-emulsion coating that bonds to the pavement surface. It does three things: replaces lost binder oils, blocks UV, and creates a fuel/oil-resistant surface. It does not add structural strength. It does not fix base failure. It is not paint.

The summer application window

  • Surface temperature must be 55°F+ and rising.
  • No rain in forecast for 24 hours after application.
  • Relative humidity below 80% for proper cure.
  • In the Hudson Valley this realistically means late May through early September.
  • Spring and fall applications often fail to cure — the coating looks fine but wears off in one season.

When to sealcoat — and when not to

  1. Sealcoat: pavement is 1-5 years old, structurally sound, hairline cracks only.
  2. Sealcoat: previous coating is 3+ years old and beginning to wear.
  3. Do NOT sealcoat: alligator cracking, base failure, ponding areas, raveling.
  4. Do NOT sealcoat: lot was paved less than 90 days ago (binder still curing).

What good sealcoating looks like as a service

  • Pavement washed and cleaned before application.
  • Cracks filled before sealcoating, not over.
  • Two coats minimum on commercial lots.
  • Edge cuts and tenant entrances hand-applied.
  • Striping replaced within 48-72 hours of cure.

Cost framing

Sealcoating runs roughly $0.18-$0.30 per square foot for commercial lots, applied properly with two coats and striping. Compared to an overlay at $2.50-$4.00/SF, the math is obvious — as long as the pavement is still structurally sound.

How often should we sealcoat?+

Every 3-5 years for most commercial lots. High-fuel-exposure areas (drive-thrus, dumpsters) may need it sooner.

Does sealcoating fix cracks?+

No. Cracks must be filled before sealcoating or they re-appear within months.

Why do some sealcoating jobs wear off in one year?+

Three reasons: applied in wrong temperature window, applied over a dirty or damp surface, or applied as one thin coat instead of two.

Is sealcoating worth it for a 10-year-old lot?+

Often no. By that point most lots need an overlay; sealcoating is cosmetic at that age.
