Hotel Summer Pavement Guide: Guest Experience During High Season

Hotels can't shut down for paving — but summer is peak revenue and peak pavement failure season. Here is how to do both.

Written for: Hotel General Managers · Facility Directors · Hospitality Owners
Executive summary

For hotels, every paving decision in summer is also a guest experience decision. This guide covers phasing around occupancy, valet and shuttle re-routing, ADA continuity, and the contract terms that protect a hotel's review scores during construction.

The hotel paving tension

Pavement fails fastest in summer. Hotels make most of their revenue in summer. Reviews are written most aggressively in summer. Every paving project becomes a hospitality project.

Phasing models that work for hotels

  1. Wing-by-wing: tie each phase to a guest-room wing and re-route guests through the unaffected wing.
  2. Front-of-house first, back-of-house second: protect arrival experience above all.
  3. Mid-week windows: Tuesday-Thursday work, weekends fully open.
  4. Late-season push: heavy work in September after Labor Day occupancy drop.

Guest-facing protections

  • Valet repositioned with proper signage and lighting.
  • ADA-compliant pathways from entrance to ALL parking phases (not just the new one).
  • Front-desk script for arriving guests, updated daily.
  • No noisy work before 8 AM or after 8 PM.
  • Dust control on every active phase (water trucks, sweep schedules).

Documentation that protects ADR and reviews

  • Pre-construction photos of guest entrance and lobby exterior.
  • Daily phase status emailed to GM and front-desk lead.
  • Written ADA continuity plan signed by both GM and contractor.
  • Online-review response plan in case of complaints during work.

Common questions

Should we comp guests during paving?+

Most hotels do not need to. Clear communication at booking and check-in, plus protected entrance access, prevents most complaints.

How long does a typical 200-key hotel lot take?+

With phasing, plan on 10-15 working days. Single-phase would be 4-6 days but requires near-full closure.

When is the worst time to pave a hotel lot?+

July weekends, August leisure weeks, and any week with a major event in the local market.
