Avello's process

  1. On-site ADA audit — measure existing slopes, ramp geometry, and accessible-route widths
  2. Identify non-compliant conditions with photographs and measurements
  3. Engineered correction plan: ramp slopes ≤ 1:12, cross-slopes ≤ 1:48, 96" access aisles
  4. Coordinate truncated-dome detectable-warning placement at all curb cuts
  5. Mill, regrade, and pave to corrected elevations
  6. Install ADA stripe layout, van-accessible stalls, and signage
  7. Provide closeout documentation for tenants, insurers, or regulators
  8. Written scope with quantities, materials, and a realistic budget range you can hand to ownership, a board, or a finance director
  9. Pre-construction notice package with dates, affected areas, and access maps so tenants, staff, or residents are never surprised
  10. Post-work walkthrough with photo documentation and a punch list closed out before final invoicing

FAQ

Do you self-certify or work with a third party?+

Avello documents the condition and the corrections we perform. For litigation or formal certification, we coordinate with your architect or accessibility consultant.

Can ADA work be done without closing the lot?+

Yes. We routinely phase ADA upgrades stall-by-stall, often overnight or on weekends to keep the site open.

Does ADA work require a permit?+

For striping-only updates, usually no. Ramp reconstruction or grading often requires a building or site permit — Avello handles the filings.

What does the 2010 ADA standard require for parking?+

At minimum: one accessible stall per 25 spaces, slopes ≤ 1:48 in all directions, a 60" or 96" access aisle, truncated-dome curb ramps, and proper signage 60" above the surface.

Will this protect us from a demand letter?+

Bringing the lot into compliance is the strongest defense. Avello provides photo documentation you can give to counsel.
