Avello's process

  1. Core sample or visual depth check to confirm base condition
  2. Cold-mill 1.5–2" of surface course; haul off millings
  3. Saw-cut and patch isolated base failures
  4. Adjust manholes, valves, and drainage grates to new grade
  5. Tack-coat the milled surface
  6. Pave NYSDOT-spec hot mix in lifts; compact to density
  7. Re-stripe to ADA-compliant layout
  8. Written scope with quantities, materials, and a realistic budget range you can hand to ownership, a board, or a finance director
  9. Pre-construction notice package with dates, affected areas, and access maps so tenants, staff, or residents are never surprised
  10. Post-work walkthrough with photo documentation and a punch list closed out before final invoicing

What you get

  • Mill-and-overlay scope with measured square footage
  • Hot-mix tickets and density documentation on request
  • Adjusted utility castings flush to final grade
  • Fresh ADA-compliant stripe layout
  • Cleaned site with millings removed
  • Workmanship warranty
  • Photo-documented before-and-after record for your maintenance and liability file
  • A prioritized follow-up plan showing what should be scheduled next season and roughly what it will cost

Warning signs you need this work

  • Widespread block and alligator cracking in the wear course
  • Rutting in drive lanes from heavy traffic
  • Raveling (loose stone) at the surface
  • Faded stripes and worn pavement markings
  • Manholes sitting low and causing dips
  • Water ponding 24+ hours after rain
  • Water standing on the pavement more than 24 hours after rain
  • Repairs made in the last two seasons that are already failing again

Ideal for

  • Lots with 60%+ of base structurally sound
  • Retail and office plazas with surface rutting
  • HOA private roads showing alligator cracking
  • Industrial yards needing a smoother heavy-truck surface
  • Municipal roads on a maintenance overlay cycle
  • Owners and managers who need a written, defensible scope rather than a one-line verbal number
  • Properties that must stay open and accessible while the work is completed

FAQ

Why mill before overlaying?+

Milling preserves existing grades, drainage, and door-clearance heights. Paving on top without milling creates trip lips at edges and chases water back toward buildings.

How long until we can drive on it?+

Typically 24–48 hours for passenger vehicles. Truck and trailer traffic should wait 72 hours when temperatures are warm.

What's the lifespan of an overlay?+

A properly designed 1.5"–2" overlay over a sound base typically performs 10–15 years before the next surface intervention.

Do you sealcoat after?+

No — Avello does not offer sealcoating. Mill-and-overlay is a structural fix, not a cosmetic coating.

Can you keep the lot partly open?+

Yes. We phase by section, paving half the lot at a time and keeping access lanes for tenants and emergency vehicles.
